PRELIMINARY DRAWINGS

The development of a preliminary space plan indicating the locations of new walls, doors, room titles and areas to be demolished. This layout is based on information from a meeting on site with the tenant and would also incorporate any city requirements. 

PRELIMINARY BUDGETING

The development of a detailed preliminary budget with quantities and unit prices, including options and alternatives for each phase of the project and recommendations for cost-effective solutions to each design issue. 

MEET WITH THE CITY BUILDING DEPARTMENT

If required for your project, we will meet with the building official of the city and review our planned layout of your space. This allows us to know upfront any constraints that a city might place on the layout based on the original construction of the building. 

CONSTRUCTION DOCUMENTS

Based on an approved preliminary plan and budget, we will prepare construction documents. The following is included: 

• Final dimensioned partition plan, fixing the location and type of construction for partitions, doors, frames and hardware in areas of construction or renovation.
• Demolition plan, indicating walls and doors to be removed.
• Reflected ceiling plan indicating new locations of light fixtures and switches.
• Finish plan, including schedules and documenting color and location for all paint, floor coverings and other finishes.
• Electrical and telephone/data plan showing location of new outlets for power, telephone and electronic communications
• Handicapped accessibility details ensure compliance with the Texas Accessibility Standards (TAS) and the Americans with Disabilities Act (ADA). The specifications are crucial for ensuring the quality control of all aspects of the project.

MEP CONSTRUCTION DOCUMENTS

Mechanical, electrical and plumbing engineered drawings can be included in our scope of services, or we will provide specifications for the design build of these components.
